Every property, by evidence
Sorted on the three-tier scale we use across the site. The important column is the last one: how each place comes into the protagonists' hands.
| Property | Status | How you get it |
|---|---|---|
| Stilt house, Leonida Keys | Official | Jason lives there rent-free courtesy of Brian Heder, per Rockstar's own character bio; shown in Trailer 2 and official screenshots |
| Starlet Motel room, Port Gellhorn | Official | Shown in Trailer 1 with Jason and Lucia in the room; how and when it is used is not described |
| Vice City apartment | Official | Shown at length in the Extended Look — kitchen, bedroom, balcony — as a place the pair live in, not visit |
| Paradise Garage | Official | Ultimate Edition bonus, unlocking across story chapters; Rockstar's copy describes a weapon locker and storage for stolen goods |
| Shore Court garage, Ocean Beach | Official | Included with the Vintage Vice City Pack for any pre-order placed before November 20, 2026 |
| Homes behave like Red Dead 2 camps | Credible report | Described consistently by outlets at Rockstar North's August 2026 hands-off sessions |
| Protagonist routines inside the home | Credible report | Waking, coffee, showering, heading out to exercise; other characters come and go |
| Vehicle trunks as weapon and clothing stashes | Credible report | Reported from the same preview sessions |
| Property names ("Key Lento", "Bayside") | Unverified | Fan-database labels drawn from footage; Rockstar has published no property list |
| Vehicle capacity per safehouse | Unverified | The "three cars here, one car there" figures are counted off screenshots, not stated by Rockstar |
| Buying houses or businesses in story mode | Unconfirmed | Never shown, never ruled out; see the section below |
| "Rockstar confirmed you cannot buy property" | Rumor | Traces to social posts, not to Rockstar or to anyone who attended a preview |
Jason's Keys house: rent, paid in favours
Official. The single most concrete thing known about any GTA 6 home comes from a character bio rather than from gameplay. Rockstar's page for Brian Heder — a drug runner from the Keys' golden age of smuggling, still moving product through his boat yard with his third wife Lori — states that Heder lets Jason live rent-free at one of his properties, so long as Jason helps with local shakedowns and turns up for Lori's sangria occasionally.
Trailer 2 and the official screenshots show what that property looks like: a green, weathered stilt house standing over shallow water, a balcony facing out, a truck and Jason's car parked underneath. One shot has Jason up on the roof working on it.
Analysis. That arrangement does more narrative work than a purchase screen ever could. Jason's home is collateral. It is not an asset he owns, it is a favour he is repaying, and the man holding the lease is a career smuggler — which is a tidy way of explaining why a protagonist who wants an easy life keeps taking jobs. Our Leonida Keys guide covers the region itself, and the full character guide has Heder's bio in context.
Grand Theft Auto VI: An Extended Look — the official presentation, published free on Rockstar Games' YouTube channel after its Netflix premiere.
The Vice City apartment
Official. The Extended Look spends real time inside a Vice City apartment — living room, kitchen, bedroom, bathroom, balcony over the water — while Jason and Lucia do nothing of consequence. Recaps of the presentation describe the fridge being opened for a drink, the television being watched and channels changed, lights going on and off, and one of them lying on the bed while the other gets ready.
None of that is a mechanic anyone announced. It is the point anyway: Rockstar chose to spend a chunk of a 27-minute showcase on domestic downtime, which tells you the home is meant to be a place you occupy rather than a save point you touch.
Unverified. Fan databases file this as the "Bayside safehouse" and assign it a district. Rockstar has not named it. Separately, a community find widely reported at the end of August — including by Kotaku — matched the building to the Belmar, a small Miami condominium demolished around 2023, whose bay views line up with the balcony shots. It is a convincing piece of detective work and it is not a Rockstar confirmation; we list it as what it is.
Why homes now work like Red Dead 2 camps
Credible report. The most consistent line across coverage of Rockstar North's August 2026 preview sessions is a comparison, not a feature list: GTA 6's safehouses are said to draw on Red Dead Redemption 2's camps rather than GTA 5's houses, in terms of how interactive they are and how much they feel like somewhere you live.
The specifics reported alongside it:
Analysis. This is the same design instinct behind almost everything else revealed since August. Starting a stolen car costs seconds and a decision; loot has to be carried to a fence before it counts as money; going to the gym is a trip you make. A home built the same way is consistent rather than surprising. The risk is equally predictable: Red Dead 2's camp chores were divisive precisely because immersion and friction are the same thing viewed from two angles, and a home you have to walk around is only an upgrade if there is a reason to be there.
Storage, wardrobes, and the trunk
Credible report. The clearest storage detail from the previews is not about the house at all. Vehicle trunks reportedly hold weapons and spare clothes, which makes a parked car a mobile stash — you can drive your loadout to a job, and swap out of the clothes the police just watched you commit it in.
Grooming splits across locations in a way that is worth knowing before you plan an escape. Reports say Jason and Lucia can shorten or shave hair and facial hair they already have at home, but an actually different hairstyle needs a barber or salon, and clothing ranges vary between stores rather than pooling into one global wardrobe.
Analysis. That split has teeth because of how GTA 6's police work. If officers hunt a description rather than a blip, then where you can change your appearance becomes a map problem: a trunk full of spare shirts is available anywhere, a home haircut is available only where you live, and a full restyle means walking into a business while wanted. Our weight and grooming guide covers the appearance side of that system in full.
Official. The one property Rockstar has described functionally is a bonus. Ultimate Edition copy presents Paradise Garage as a weapon locker plus secure storage for stolen goods awaiting a fence — criminal infrastructure, not parking — and it unlocks across story chapters rather than on day one. The editions breakdown covers what each tier actually includes.
Can you buy property in GTA 6 story mode?
Unconfirmed — and the confident answers circulating are worse than no answer. Search this question and you will find it settled twice, in opposite directions. One set of pages says a full real-estate system is obviously returning. Another repeats that Rockstar has ruled property purchases out, because two people on the run would not be buying houses.
Neither is sourced. The "ruled out" version traces to social media posts stating it flatly with no attribution — no Rockstar statement, no named journalist, nobody who attended a preview session. It is a plausible-sounding inference that acquired the grammar of a fact by being repeated. The "obviously returning" version is just precedent: GTA 5 and Vice City did it, so GTA 6 will.
What can actually be said is narrower and more useful:
- Every home shown so far is given, not bought. One is a favour from a landlord, one is a motel room, one is an apartment the story puts them in.
- The two garages are edition bonuses, granted with a pre-order and unlocked through story progress.
- Money already has a job. Your bank balance gates story missions, which is a series first — so cash has a confirmed sink that has nothing to do with real estate.
- Ultimate Edition copy references exclusive businesses. That confirms the game has ownable businesses of some kind; it says nothing about whether you can buy one with in-game money.
Analysis. Nobody outside Rockstar has played this game, and no preview attendee reported reaching a point where buying property would have come up. Two and a half months out, "we do not know" is the accurate answer, and any page that gives you a clean yes or no is telling you about its own confidence rather than about GTA 6.
What is still unconfirmed
- How many safehouses exist. Rockstar has published no property list. Three homes shown is a floor, not a total.
- Whether you can buy property or businesses. Never shown, never denied by any first-party source.
- How saving works. Sleeping at a safehouse is the series convention, but no preview or Rockstar material has described GTA 6's save system.
- Vehicle capacity per property. Unverified — the numbers circulating are counted off screenshots.
- Whether Jason and Lucia share homes or keep separate ones, and how that interacts with character switching when they are apart.
- Whether homes can be raided. With police hunting by description and a Criminal Profile tracking how you work, a known address is an obvious lever — but nobody has said it is used.
- Interior customisation. No source describes decorating, upgrading, or changing anything about a safehouse.
For the presentation most of this came out of, see our Extended Look breakdown and the running confirmed vs unverified features tracker. With under three months to November 19, we will add properties to this page when Rockstar shows them — not when a database names one.
Frequently asked questions
- How many safehouses are in GTA 6?
- Rockstar has not published a property list. Three places Jason and Lucia live have appeared in official material: a stilt house in the Leonida Keys shown in Trailer 2, a motel room in Port Gellhorn shown in Trailer 1, and a Vice City apartment shown in the Extended Look. Two more properties are garages granted as edition and pre-order bonuses. The total number in the finished game is unknown.
- Can you buy houses in GTA 6 story mode?
- Nobody outside Rockstar knows. Every safehouse shown so far comes to Jason and Lucia through the story rather than through a purchase, and the two bonus garages are granted by edition. The widely shared claim that Rockstar has ruled out buying property because the protagonists are on the run traces to social media posts, not to any Rockstar statement or preview session. Treat both the yes and the no as unconfirmed.
- Where does Jason live in GTA 6?
- In the Leonida Keys, in a house he does not pay for. Rockstar's official bio for Brian Heder — a veteran drug runner who operates a boat yard in the Keys — says Heder lets Jason live rent-free at one of his properties in exchange for help with local shakedowns. Trailer 2 and the official screenshots show a stilt house over the water with a balcony, which fan databases catalogue as the Keys safehouse.
- Can you store cars and weapons at your safehouse in GTA 6?
- Storage exists, but the most specific detail reported is about vehicles rather than the house. Coverage of Rockstar North's August 2026 preview sessions describes vehicle trunks holding weapons and spare clothes, so a parked car doubles as a stash you can drive to a job. The Ultimate Edition's Paradise Garage is described in Rockstar's own edition copy as including a weapon locker and secure storage for stolen goods awaiting a fence.
- Can you change clothes and hair at your safehouse in GTA 6?
- Partly. Preview coverage says Jason and Lucia can shorten or shave hair and facial hair they already have at home, but a genuinely different hairstyle requires a barber or salon, and clothing ranges differ from store to store. That split matters because appearance feeds the police description in GTA 6's wanted system, so changing your look is a gameplay decision and not only a cosmetic one.
Source note: Official items come from Rockstar's own material — the character bios at rockstargames.com/VI, Trailers 1 and 2, the official screenshots, edition and pre-order copy, and Grand Theft Auto VI: An Extended Look. Credible-report items come from named outlets covering Rockstar North's August 2026 hands-off preview sessions, cross-checked against each other, including KeenGamer and eXputer. Property names and vehicle capacities are catalogued by community databases such as GTABase and are labelled unverified because Rockstar has not published them.
